What are modular homes?
Modular homes, also referred to as "Systems-Built Homes," are built in an indoor facility in sections then transported to a job site 90-95% complete. Once the home reaches the job site, the sections are lifted onto the home's foundation by crane. New Gulf Homes, Inc. will then complete the home’s exterior and exterior finish work.  In addition, New Gulf Homes will complete any on-site features such as garages, decks, and landscaping.

How long will it take to build my modular home?
Speed and consistent quality are two of the many advantages for choosing modular housing. On the average, a home consisting of two sections will be built within two weeks. Once the construction process is complete, the unit must then be transported to your home site and placed on the foundation. Once the modules are set, we will complete the finishing work which normally includes connection of utilities to the home and a short list of finish work. Normally the home is completed two to three weeks after being set.

Is there a difference between a modular home and a manufactured home?
Yes, modular homes are just that – homes! Manufactured homes, also known as mobile homes, are constructed to a different building code, HUD, (Federal Construction Safety Standards Act) that requires manufactured homes to be constructed on a non-removable steel chassis. In addition, communities normally have restrictions on where manufactured homes can be located. Modular and site-built homes are constructed to the same building code required by your state, county and specific locality, and therefore should not be restricted by building or zoning regulations. Modular homes are inspected at the assembly plant during each phase of construction and our homes come with a 10 year structural warranty.

Do modular homes look different from site built homes?
No.  Modular homes look exactly like a site-built home.  As technology has advanced, modular buildershave been able to build any style of home, not to mention banks, townhouses, condominiums, office buildings, hotels and schools.

Will I be able to design my own modular home?
Yes.  New Gulf Homes, Inc. allows the customer design flexibility.  Clients will be able to choose from a wide variety of pre-existing plans,or clients can provide their ideas to our design team.

Are modular homes better than site built homes?
The decision is clear.  With a modular home, you get efficiency and quality control.  Efficiency begins with modern assembly line techniques.  Your home travels to workstations with all the building trades represented. Work is never delayed by weather, subcontractor no-shows or missing material. Quality engineering and modular construction techniques significantly increase the energy efficiency of your modular home. A quality control process provides 100% assurance that your home has been inspected for code compliance and workmanship. In-plant inspectors as well as independent inspection agencies inspect the home on behalf of your state & local government.

Will my modular home be more difficult to finance or insure than a site built home?
No. When it comes to financing or appraisal, banks and lending institutions treat both types of construction (modular and site-built) the same.

What will my modular home cost?
When you add up all the labor, material, 10 year structural warranty and time savings inherent in the modular building process, you will find that the price of a modular home is generally lower than a site built home of comparable size. Also remember that you will keep saving money year after year, as your energy efficient modular home keeps your heating and cooling bills lower than that of a site built home.

Will I be able to add additional features such as garages and decks?
Yes. New Gulf Homes, Inc. will offer these services. After your home is placed on its foundation, New Gulf Homes, Inc. will complete additional components such as porches, decks, garages, and landscaping.

Will I have a wide range of home styles to choose from?
Yes. In addition to the hundreds of floor plan combinations offered by All American Homes, New Gulf Homes, Inc. offers several variations of our trademarked "coastal" designs.
